A To-Do list for Home Buyers
(This list may not include all the requirements of your transaction)
After you have a property under contract and before the closing:
- It is very important to stay in touch with your lender.
- Do not make any major purchases during this time without speaking to your lender (car,
furniture, anything on credit).
- Don’t quit your job or make any major life changes.
- Provide seller with the Pre-Approval letter & Loan Commitment letter within the time
period required by the contract.
- Choose a building, septic, etc. inspector(s) and set up all inspections. I will attend the
building inspection with you. The inspections as well as any ensuing negotiations with the Seller must be completed within the time limits specified in the contract.
2 weeks before the closing:
- Secure a homeowner’s insurance policy on the property. You cannot close without this
binder. Insurance options should have been fully investigated prior to executing a P&S.
1 week before the closing:
- Call to change into your name:
- Electric Company
- Gas Company
- Water & Sewer Service
- Telephone Company
- Cable Company
- Post Office
- I will review the closing statement with you. This will have the exact amount for the bank
check you must bring to the closing.
- We will have a final walk through of the property to ensure it is empty and “broom clean” per
contract.
- We will agree with the Seller how much heating fuel is remaining.
- Arrive at the Title Company office 10-15 minutes early for the closing
- Bring photo identification(s)
- Bring cashier’s check or bank check for the purchase (this cannot be a personal check).
- Bring a personal check for additional negotiated items such as heating fuel, appliances,
etc.
